Then head down for dinner and après drinks with Big White Village close at hand.

Damage Protection:
Please note, as a software connected property management company, we require damage protection for all reservations to help keep operations running smoothly. You can choose between a smart damage waiver or a refundable security deposit.

Choose your protection option:
1) Smart Damage Waiver – covers accidental damage up to $3,000. No deposit hold required.
or
2) Refundable Security Deposit ($3,000) – temporary hold, automatically released within 7 days after checkout, subject to inspection.

Note: The waiver covers accidental damage only. It does not cover smoking, intentional damage, negligence, policy violations, pet issues, or unregistered guests. In these cases, related costs may be charged to you in accordance with the booking platform’s policies and our guest agreement.

Additional cars should park in the Happy Valley overflow parking lot at a cost of $20 per night or $100 per week. Permits must be purchased from Big White Mountain Central Mountain Check-In.

Parking and Transport:
- One of the few homes with on-site parking.
- On site: 1 vehicle in a dedicated outside stall + 1 vehicle in the connected garage*
*Garage is also used for ski storage; some larger vehicles may not fit.
- Extra vehicles: paid overnight parking at the Happy Valley lot. Buy passes at Central Reservations (off Happy Valley Road).
- Pro tip: drop gear and luggage at the home first, then park extras at Happy Valley. Use the free enclosed gondola from Happy Valley to the Main Village, or return together in a single car.
- No street parking anywhere at Big White. Vehicles parked on the road will be towed, even if a sign isn’t visible.
- Kelowna Airport (YLW) is under an hour away, road conditions permitting.
- Big White operates resort shuttle buses for getting around.

• Additional: House Rules: - No parties or events. This home is for quiet, respectful enjoyment. - Registered guests only. Anyone not on the reservation must be approved in advance. - No smoking or vaping anywhere on the property. Violations may incur a $400 remediation fee and additional deep-cleaning costs if needed. - Quiet hours: 10 pm – 7 am (or as per local bylaws). Please keep music, TV, voices, and outdoor noise low. - Respect the property. Guests are responsible for damage beyond normal wear and for excessive mess. - Kitchen use. Please clean as you go, rinse dishes, and load/run the dishwasher before checkout. Don’t leave food out. - Trash & recycling. Use the provided bins and follow local guidelines ( if bins are full, please use the Transfer Station) . Excessive trash or loose bagging may result in extra cleaning charges. Pets (pre-approval required): - Pets must be pre-approved and supervised at all times. - No pets on furniture or beds. - Pick up all waste. Pet clean-up fee $100 if left behind. - Excess hair or odors may require up to $400 in additional cleaning. Unregistered pets: $200 per pet. Additional Guests & Security: - The maximum guest count must match your reservation. - Unregistered guests: $50 per person per night. - For security and occupancy verification, outdoor cameras monitor entry points only. No cameras are inside the home. Maintenance & Access: - Emergencies may require entry without notice. - For non-emergencies, we will always provide notice when possible. Fees and potential charges (disclosed up front): - Late checkout without prior approval (after 11 am): $150 - Early check-in or late checkout (if available): $65 - $125 - Excessive cleaning (very poor condition): up to $1,000 - Deep cleaning for grease, damage, or staining: $500 - BBQ/grill/smoker not cleaned after use: $100 - Unapproved extra guests: $50/person/night - Lost key/FOB/Parking Pass: $175 Forgotten Items: - We cannot store them. If shipping is requested, $65 handling plus postage. Items may be discarded after 48 hours. Check-Out Basics: - Start the dishwasher, collect trash/recycling into the correct bins, return furniture/items to original places, turn off lights, lock doors and windows. Liability & Legal Notes: -You are responsible for your group, including children and pets. -The owner is not liable for personal injury, loss, or improper use of the property or amenities. -Where there are shared spaces (e.g., strata/common areas), please supervise children and pets and be respectful of others. -Please report any damage or issues promptly to prevent further costs. Compliance: - Serious or repeated violations may result in cancellation of the stay without refund and charges for costs incurred via Airbnb’s Resolution Center.
